OCTOBER 2026 | SAN DIEGO LUXURY REAL ESTATE
Hyperlocal Migration Data and Current Trends: Santaluz, Fairbanks Ranch & Rancho Santa Fe
A market perspective from the Gloria Shepard Team at Compass
Headlines about "the San Diego luxury market" blur together three very different communities. Santaluz, Fairbanks Ranch and the Rancho Santa Fe Covenant sit within a few miles of each other, yet they attract different buyers, price on different terms and offer different openings right now.
This fall, inventory is up, days on market are longer and more sellers are adjusting price. For well-prepared buyers, that creates real opportunity. For sellers, it rewards a well thought out strategy before entering the market. Here is what we are seeing, community by community.
The Market at a Glance
All three communities are asking roughly $1,000 to $1,100 per square foot, but homes are taking three to five months to sell. That gap between asking prices and pace is where negotiation lives.
| Community | Active Listings | Avg. Days on Market | Avg. List Price / Sq. Ft. | Median Sales Price | Data As Of |
|---|---|---|---|---|---|
| Santaluz | 13 | 72 | $1,094 | $6,150,000 | Sept. 30, 2026 |
| Fairbanks Ranch | 16 | 260 | $1,123 | $5,703,750 | Sept. 30, 2026 |
| Rancho Santa Fe (92067) | 53 | 150 | $1,098 | $5,050,000 | Sept. 30, 2026 |

Santaluz: The smallest and tightest inventory of the three. Active listings run from about $2.65M for a Sentinel to $11.8M for new construction on Run of the Knolls. The median sales price is up 12% on a rolling 12 month look as of September 30th.
Rancho Santa Fe: About 30% of active listings have taken a price reduction, and inventory has decreased into the 50s. Zillow still shows the median sales price up .7% year over year as of September, so this is a pricing reset, not a collapse.
Fairbanks Ranch: Recent closings tell a softer story than list prices. A 4,711 sq ft home on Via Lago Azul sold for $4.7M in September (about $998/sq ft), and a 7,406 sq ft home on Calle Camposeco closed at $5.7M (about $770/sq ft).
Who Is Moving In, and Why
The biggest story is local moves. Roughly three in four buyers searching in these areas already live in the San Diego metro, according to Redfin's migration data. These are move-up and lateral buyers from Carmel Valley, Del Mar, La Jolla and 4S Ranch trading for land, privacy and a gate.
Roughly 3 in 4
Buyers searching in these areas already live in the San Diego metro, according to Redfin's migration data.
The out-of-area buyer matters most at the top of the market:
Los Angeles is the No. 1 feeder. Among buyers searching into North County from other metros, Los Angeles leads, followed by San Francisco and Washington, D.C. Local agents report more Los Angeles interest since the January 2025 Palisades fire.
The Bay Area value trade. Bay Area buyers find more square footage, real yard space and comparable schools for the money, and Santaluz offers a roughly 14-minute commute to the Sorrento Mesa biotech corridor via the communities South Gate.
Southern California is now the state's wealth center. A Los Angeles Times analysis found 7 of California's 10 priciest ZIP codes are now in Southern California, a reversal from 2001, when 7 of 10 were in the Bay Area.
Outbound movers are a smaller group, mostly empty-nesters eyeing Portland, Nashville, Phoenix and Las Vegas. Their departures are a steady source of well-kept estate inventory.
Where the Value Is Hiding
The best opportunities this fall sit in three specific pockets, not in any one community's headline median.
01. Santaluz
Santaluz asks about the same per square foot as Rancho Santa Fe, yet much of its product is newer and more turnkey, and it sits in the Poway Unified school district. For buyers who would otherwise budget for a major remodel in the Covenant, the all-in cost can favor Santaluz.
02. Rancho Santa Fe's "Lower Tier" Estates
The entry segment of the Covenant market, homes around 4,500 sq ft on 1 to 2.5 acres, has a median list near $3.98M, or roughly $880/sq ft according to Los Altos Research. That is well under the community average and buys acreage that most newer gated enclaves cannot offer at a comparable price. Many of these homes are 25 years old and older, so the discount is partly a renovation opportunity.
03. Fairbanks Ranch Homes That Have Lingered
With recent sales closing between about $784 and $1,123 per sq ft against an average ask above $1,100, listings past 90 days are the most negotiable homes in the guard-gated market. In September, on average, Fairbanks Ranch sales closed 9.9% below list.

What This Means for You
If You Are Buying
This is the most leverage buyers have had in these communities in several years. Focus on new listings and homes past 90 days on the market, always ask for recent comparable closings rather than list prices, and budget renovation costs honestly when comparing an older Covenant estate to newer Santaluz product.
If You Are Selling
Well-priced, well-presented homes are still selling, and local buyers remain active. The homes that sit are generally the ones priced at market peak prices. Pricing against recent closings in your specific community, not the area-wide average, is the fastest way to a strong result.
If You Are Holding
Values in this corridor have long-term support from Los Angeles and Bay Area relocation, limited land and top school access. A slower season is a good time to plan improvements that matter most to the next buyer.
